Overview
Draft Outline Development Plans (ODPs) for River Road, Wynyard and Malakoff Street, Somerset have been prepared to guide potential residential development. These plans outline how future growth can occur sustainably, with a strong emphasis on enhancing community amenity, improving connectivity, and safeguarding environmental values.
These ODPs are a direct outcome of the Liveable Waratah-Wynyard Settlement Strategy, which aims to support and manage growth in appropriate locations, ensuring communities remain vibrant, accessible, and attractive places to live.
It is important to emphasise that these Outline Development Plans do NOT rezone land. Rather, they offer a strategic framework for any future planning scheme amendments (rezoning applications) landowners may wish to undertake. They help streamline future rezoning applications by providing clear expectations and guidance.
Key Objectives
The Draft Outline Development Plans aim to:
- Enhance liveability through sustainable, walkable, and safe communities.
- Protect and enhance existing amenity and landscape values.
- Improve connectivity and accessibility for pedestrians and cyclists.
- Promote environmental sustainability and passive design principles.
- Minimise potential land-use conflicts and manage interfaces with adjacent farmland and natural areas carefully.
Consultation
Landholder Consultation
Council has consulted directly with property owners near River Road, Wynyard and Malakoff Street, Somerset. This consultation ended 22 July 2025. Feedback from these stakeholders will help shape the final Outline Development Plans.
Public consultation
The community is invited to have their say from 15 August to 24 October 2025. Your feedback will help refine the plans before they are finalised.
